MO and LEED System


MANDARIN ORIENTAL BODRUM HOTEL is aiming to obtain a GOLD level certificate within the LEED New Construction category. Within this scope, many environmental and human friendly aspects have been integrated into the project design and construction works.

Within the scope of LEED System, some of the stipulated sustainable strategies and solutions implemented in MANDARIN ORIENTAL BODRUM HOTEL Project are as follows;


  • MANDARIN ORIENTAL BODRUM HOTEL Project was handled with a principle of creating a healthy and ecological working and accommodating environment. 

  • Planting studies within the Compound was realized according to the specific needs of climate and soil structure of the region. Decisions on planting landscape works was taken by taking into account of the integrity of green areas and also effects of the sun/wind were further considered. Preservation of the existing trees was given utmost priority.

  • While targeting reduced carbon emissions, the Hotel employees were encouraged to use public transportation by providing personnel shuttles accessing the bus and dolmush (shared taxi) stops.

  • By placing bicycle roads inside the Compound, it was targeted to increase the use of bicycles discouraging personal motor vehicle use. Sheltered bicycle parks for the employees were located in close distances to the building entrances.

  •  Electricity-charging stations were placed inside the parking lots and therefore infrastructure for electric-vehicles was provided.

  • Permeable and light colored roof coatings were preferred for the roofs and property boundaries, targeting to reduce the heat island effect.


  • Inside the building, less water consuming plants compatible with the region’s climate were preferred as much as possible. Without utilizing the municipal water; the fresh water generated by sea water desalination is being used for landscape irrigation.

  • Along with the landscape irrigation, overall water consumption requirement of the Hotel is met by desalinated sea water. Furthermore, 25% saving on water consumption was accomplished by using efficient water fixtures and reservoirs.


  • All of the systems consuming energy in the building will be audited and checked in accordance with the international commissioning and test procedures defined by LEED. These systems will be audited and verified that they operate within targeted performance criteria both during their installation and utilization. Therefore, such systems will perform at desired performance and comfort levels, minimizing unnecessary energy consumption and operational costs.

  • Energy efficiency was given utmost importance for all the service systems used within the Project. By using the energy-efficient lighting fixtures, high isolation values, and energy-efficient heating & cooling devices the American energy efficiency standard requirements (Ashrae 90.1) were upheld. The energy consumption level of building systems designed according to the international standards are evaluated by computerized energy modeling and potential inefficiencies spotted in the actual building during early designing phase, were rectified. Hence, the optimum solutions were provided for energy efficiency and the energy consumptions are be minimized without sacrificing users’ comfort. 

  • Energy consumption of all systems within the buildings will be monitored by energy analyzers, caloriemeters and the building energy monitoring system linked to these devices. By separate observation of the energy consumptions by different systems, the potential problems and inefficiencies during their operations will be detected in real time.

  • Environment friendly cooling refrigerants non hostile to Ozone layer were preferred in the cooling systems of this Project.


Overall construction materials used in the building were preferred from the materials which have sustainable and environment friendly features. It was given care to use recyclable contents and local materials within the scope of the Project. 


  • Comfort and health of the building users and habitants are the main factors evaluated by the LEED system. In this regard, during construction stage, the building chemicals (paints, primers, adhesives, putty and etc.) to be used indoors were selected amongst the brands with ingredient VOC (Volatile Organic Hazardous Component) levels within relevant international limits.

  • All materials used during the building construction works were preserved from the humidity, dust and dirt, whereas the completed parts of the building were carefully sealed off. Therefore, the end users were provided clean and healthy environment to live in.

  • Furthermore, the design of the indoors thermal comfort has been carried out in accordance with the ASHRAE 55 standard guidelines. Personal control was given importance in heating and cooling systems so as to save energy and enhance indoor living quality.

  • Maximum possible benefiting from sunlight was of essence during the design phase of the building. This principle aimed to reduce the need for lighting and related energy consumption as well as utilize the positive effects of sunlight for the people indoors. Furthermore, during building façade design attention was paid that the building users could easily see the outdoors from where they are seated.

Consequently, project design and construction works of MANDARIN ORIENTAL BODRUM HOTEL was executed in compliance with the LEED GOLD criteria, preventing the adverse effects of construction on the environment and reducing the carbon emissions. Furthermore, MANDARIN ORIENTAL BODRUM HOTEL was designed and constructed in a manner minimizing the operational costs and expenses which may occur during the operational cycle of the building, owing to utilized strategies and systems.
